Q: i would like to end my 1 year lease early but wanted to understand my lease better

Option To Terminate Lease: At any time during the term of the lease, Tenant(s) may terminate the lease by paying to Landlord a termination fee equal to one month of agreed upon rent.

If this lease is based on a fixed term then at the expiration of said fixed term this lease shall become a month to month tenancy upon the express approval of landlord. Where said term is a month to month tenancy, either party may terminate this tenancy by the serving of a 30 day written notice.
